  1.  Q: Is there any liability/loan on the property on which the projects are launched/constructed?
    A: No, the land on which these villas are proposed bear no financial liability or loan from any bank or institution or individual.

  2. Q: Do you have the 'Encumbrance-free' certificate for the title deed?
    A: Yes, we have obtained the 'Encumbrance- free' certificate from the concerned authorities.

  3. Q: Is it possible to avail a home loan on your projects?
    A: Our projects are approved by all major banks such as HDFC, SBT, Bank of India etc, and loans can be obtained from these banks subject to the terms and conditions of the respective bank.

  4. Q: Is there a provision for the prospect buyer to inspect the site before making a booking?
    A: Prospect Buyers, or any person/s deputed by them, are most welcome to visit the site. It would be helpful if an appointment is made by calling us at

  5. Q: If we are satisfied with the plans and details furnished by you, how do we proceed to book a villa in your project?

    Step - 1:The first thing to do is to finalize on the villa type & plot number of your choice from plot lay out plan. If you need any clarifications on this, please talk directly to us at +91 90 61 78 00 00 or +91 81 29 45 88 00.

    Step - 2:If you are residing abroad, we welcome you to depute someone to have a site visit to confirm the villa type & plot number. We shall hand over brochure & explain all details. Please call +91 90 61 78 00 00 or +91 81 29 45 88 00 for a site visit.

    Step - 3:Once the plot and villa type are finalsed, please book the plot by remitting the booking fee of Rs. 1,00,000/- (Rupees one lakh only). Once the booking fee is received, we shall issue the receipt & confirmation letter, informing that the particular plot is booked in your name.

    Step - 4: The next step is the registration of sale deed (Adhaaram) in your name. On payment of the cost of land (First installment), plot shall be registered in your name and you become absolute owner of the plot. At the time of registration of sale deed (Adhaaram) a Construction Agreement, has also to be signed which shall incorporate the terms of paying the cost of construction.

    Step - 5: Then we start the construction work of the villa and payments have to be made in different stages according to work in progress. Please refer Payment schedule on this site for payment break up.

  6. Q: When shall the villa be completed?
    A: The villa shall be completed & handed over within 24 months of signing the construction agreement.

  7. Q: Is it a mandate for NRI's residing outside India to come to India at the time of registration of land?
    A: No, but it would be better if you are here at the time of registration of land. If you are unable to come, you are welcome to depute someone residing here to monitor the process. The first page of sale deed shall be sent to your overseas address by courier for your thump impression. The Construction Agreement also shall be sent along for your signature.

  8. Q: Can the land and villa be registered in the name of both husband & wife?
    A: Yes, land & villa can be co-owned by husband & wife, children etc.

  9. Q: How do we NRIs monitor the progress of the project?
    A: Newsletters with photographs shall be mailed/sent to all owners on a periodic basis.

  10. Q: How will we monitor the quality of materials used in construction?
    A: The buyer can appoint any qualified person to check on all matters pertaining to construction as the work progresses on a periodic basis. We assure highest quality standards in every stage of construction work.

  11. Q: What are the procedures for obtaining a home loan on the villa?
    A: You can avail up to 80% of construction cost as home loan. Please visit the 'BANK LOAN' page on this website for more details.

  12. Q: Will there be a provision for protection against earthquakes while constructing villas?
    A: Kerala falls in Zone III according to the seismic classification of earthquake areas in terms of intensity. The structural design of each villa is in such a way that the security and the seismic protection far exceeds the level specified for Zone III.

  13. Q: Who will be responsible for the maintenance of the complex after the builders have completed work?
    A: Within one year of handing over the Villas, a Society/Association of Villa Owners shall be formed. This association will look after all routine day to day affairs, salary of security & cleaning staff, general maintenance of common areas etc. The common maintenance amount should be paid each month by the Villa owners whether they occupy the villa or not. This amount is currently Rs. 2000 per month for similar projects. Each Owner will have to pay a one-time maintenance deposit to make a corpus fund, and the bank interest earned on this deposit will be utilized for routine maintenance like painting of common area etc.

  14. Q: What all payments are included in this monthly maintenance amount?
    A: The following payments are included in the monthly maintenance amount.

    a) Salary for Care taker/Security/Cleaning staff.

    b) Common electricity bill for street lights, water pumps and other common amenities.

    c) Replacement of bulbs in common areas.

    d) Maintenance & up-keeping of GYM equipments, water purification systems, pumps, waste disposal equipments etc.

    e) Maintenance of landscape in common area.

    f) Maintenance of lifts, fire fighting equipments, sewage treatment plants (For apartment projects)

  15. Q: How will this Society be formed? And who will be the Office Bearers?
    A: The Society will be formed at a Meeting of the Villa Owners where a President, Secretary and a Treasurer & Managing committee shall be elected by the owners, and they will be in complete charge of all maintenance work relating to the complex. They shall hold office for a specified period, after which there will be regular elections.

  16. Q: What are the taxes, other costs & expenses that have to be paid in addition to the cost of Villa given in the website?

    A: Taxes that have to be paid with each installment are;

    a) Kerala Government Sales Tax
       b) Central Government Service Tax
    B: Taxes to be paid on completion of the villa

        a) One time Building Tax
        b) Annual Municipal Tax
        c) Workers welfare cess

     C. Other deposits and expenses to be paid on completion/handing over of Villa:-

       a) Electricity board deposits and the expenses for 3-phase electrical connection, proportionate share of transformer and cabling upto the Villa.
       b) Proportionate expenses for water connection, master water tank and treatment plant.
       c) Expenses of obtaining municipal building number, completion certificate and assessment of municipal tax.
       d) Deposits towards Owners' Association.

(These are the normal, standard payments that come into force with all Villa and Apartment projects. We, at KCC, have strived to keep these costs down to the minimum possible and our rates are one of the most reasonable by comparison)
